Tips for Sellers

Tips to prepare for a showing

Below are a quite a few tips for preparing your home for showing prospective buyers.  The are designed to maximize the potential for selling your home for top dollar; as quickly as possible.

Availability

  • Your house should always be available for showings, though it may sometimes be inconvenient for you.
  • Ask your agent to place a lock-box in a convenient place.  This makes it easy for other agents to show your home to potential buyers.

Try to leave the house when it is being shown

  • Buyers will feel like intruders if you are at home.
  • Buyers have a difficult enough time visualizing what the home will be like when they buy it.  Others being present  tends to magnify this.
  • When others are present, it is difficult for potential buyers to talk openly about things they like and dislike.  They fear they will offend you.  If they don't talk, their agent will have a more difficult time assisting them.

Lighting

  • Turn on all indoor and outdoor lights for showings.
  • Consider replacing lower wattage bulbs with brighter ones where fixture safety permits.
  • Brighter lighting makes the home more appealing.
  • Brighter lighting makes the home feel larger.

Fragrances

  • You want the house to smell pleasant, but the aim is not to cover-up odors.
  • Potpourri and other natural smells are best.
  • Place a small drop of vanilla extract on light bulbs before you turn them on.

Pets

  • If you have pets, it is best to take them with you.
  • If it is not possible to take them with you, please pen dogs in the backyard.
  • Cats should be kept in a specific room, with the door prominently labeled.

Trash Disposal

  • Please empty the trash before any showing, even if it is hidden away.  Don't forget, one of the things people look at carefully when viewing is cabinet space and closet space!
  • Trash left behind can emanate smells.

Cleaning

  • Keep it picked up!  This can be very difficult at times (especially with less and less time available to us!).  But, it is imperative.
  • Everything should have a place... and be in it.
  • Vacuum and dust everyday, if possible
